My Dear Frank,

I'm just where I do not know what to do. The Old Saying, where you do not know what to do, "Do Nothing" and I think perhaps we had better wait on Mrs. Pedersen, as she has promised that after this month, "she'll pay the rent promptly every month to the day". If so that is my best way out of the dilemma - So don't you? I do not like the R.E. way, as they care more for the % than they care for my interest, as this case proves.

If Jenison had looked into the case[?] before paying Madona 10 "bucks" - O well!

Frank, if I can do nothing else I shall give it to someone for enough every month, while I live and let them have the place at once on contract - I'm eighty, fighting old age and taking Xrays for a growth on face and weary of falling plaster, damp cellars, cold houses.

I'll keep you posted on her "do'ins".
